A.W. Perry announces significant upgrades since purchase

LYNN + BOSTON, MA—January 18, 2023-– A.W. Perry, a relationship-driven real estate investment and services firm with offices in Boston and Hingham, MA, is pleased to announce significant development milestones and new leases at Lynnway Park, a 250,000 square foot industrial facility in three buildings and 10 acres of yard space currently under redevelopment in Lynn.

The former West Lynn Creamery and Garelick Farms processing plant has been rebranded as Lynnway Park.  The team, including capital partner Foxfield and lender Bank of New England, has upgraded the property to accommodate a variety of uses including warehouse, manufacturing, food processing/preparation, flex, office, and lab.

Recent Leases include:

  • Global Protection Corporation (GPC) recently signed a 43,704 RSF lease to relocate its headquarters from Boston’s Marine Industrial Park.  GPC will use the flexible space at Lynnway Park for product assembly, storage, and distribution.  The 10-year lease will begin Q3 2024. “Community is the heart of everything we do at Global Protection Corp., and we are so excited to make Lynn our new home,” said Davin Wedel, CEO and founder of Global Protection Corp. “Lynn shares our values of creativity, community, and self-expression, and it feels like the perfect place to ground ourselves as we continue to expand our mission and impact.”
  • Wash Cycle Laundry, which provides commercial and hotel laundry services for global airline and hotel brands, has signed a 10-year lease for 24,441 RSF.  Wash Cycle held a grand opening celebration in October 2023. “Wash Cycle Laundry is thrilled to be part of the Lynn and Lynnway Park community,” said Gabriel Mandujano. “Wash Cycle Laundry is dedicated to second-chance hiring. Since the business began, we have consistently recruited and hired individuals with backgrounds of homelessness, substance abuse and other significant sources of life disruption. We are pleased to offer these opportunities on the North Shore and close to Boston.” Since April 1, they have hired 66 people, of which more than 1 in 2 were from Lynn and 3 in 4 were from the North Shore
  • Sky Chefs, which provides rail and airline catering services has leased 41,818 RSF of warehouse and bonded storage space.  The space has undergone significant upgrades and was delivered in Spring of 2023 with a 5-year lease term.

Lynnway Park is included in the City of Lynn’s Waterfront Master Plan.  Lynn Harbor Park, a 33-acre water-front park and recreation center is being built adjacent to Lynnway Park to the east and will be complete mid-2025.  A.W. Perry purchased Lynnway Park, 626 and 680 Lynnway and 0 Circle Avenue in Lynn, Massachusetts in December of 2020.

The development team is marketing 40,000 square feet of warehouse that can be subdivided to 20,000 square feet spaces.  There are other opportunities for flex office and manufacturing/makers space on the second floor.  Leasing is being handled by Scott Gredler (Scott.Gredler@cushwake.com) and Jim Murphy (Jim.R.Murphy@cushwake.com) of Cushman and Wakefield.
